Abu dhabi: Dubai Residential REIT, the largest real estate investment trust in the GCC, has announced the acquisition of 220 townhouses at Jebel Ali Village, adding them to its investment portfolio. This move is part of the REIT's growth strategy and aims to bolster its presence in Dubai's premium residential market. The acquisition, secured through a forward purchase agreement, is valued at AED894 million.
According to Emirates News Agency, Ahmed Al Suwaidi, Managing Director of DHAM REIT Management, emphasized the strategic importance of this acquisition. He noted that the addition of the townhouses at Jebel Ali Village aligns with Dubai Residential REIT's growth strategy, following the successful acquisition of 56 units in Garden View Villas earlier this year. These acquisitions demonstrate the REIT's ability to integrate high-quality, income-generating residential assets into its portfolio effectively.
The incorporation of these townhouses into the REIT's portfolio adds a significant number of family-oriented homes in a strategically located community with strong long-term demand. As part of its strategy, the REIT aims to focus on disciplined leasing, maintaining a quality resident experience, and translating these assets into sustainable cash generation. Additionally, the REIT plans to assess further opportunities with an emphasis on strategic fit, operational readiness, and long-term value creation for its unitholders.
With this latest acquisition, Dubai Residential REIT has added a total of 276 units to its portfolio in the first half of 2026. The 220 townhouses in Jebel Ali Village, along with the new premium Garden View Villas, are expected to contribute approximately AED75 million in additional revenue once stabilized, supporting the REIT's medium-term growth trajectory.
The REIT continues to evaluate additional opportunities within the Dubai Holding residential pipeline, including potential acquisitions in Lantana Hills within Dubai Science Park, new units within Dubai Wharf, and single-family units in The Acres community in Dubailand. These opportunities will be assessed based on the REIT's investment policy, portfolio strategy, and long-term return objectives.
